On August 17, 2024, major changes to real estate practices were enacted following a settlement by the National Association of Realtors (NAR). These updates mainly impact how commissions are managed in real estate transactions. Here are the key changes:
No More Compensation Offers on MLS: Offers of compensation will no longer be listed on Multiple Listing Services (MLS). Instead, compensation will need to be negotiated directly between buyers and their agents.
Written Buyer Agreements Required: Agents must now establish a written agreement with buyers before showing homes. This measure aims to provide clearer terms and ensure buyers are well-informed about their relationship with their agent.
Increased Consumer Empowerment: These changes are intended to enhance consumer choice and transparency in the homebuying process, with a focus on benefiting first-time buyers and historically underserved groups.
These adjustments are part of a larger initiative to address antitrust concerns and promote fairer practices in the real estate industry.
